Choosing the right company
- Costs Associated with Tenants:
- 5% refundable security deposit (10% for fully furnished properties)
- Agency fee of 5% or a minimum of AED 5,000 + VAT (AED 3,000 if annual rent is below AED 60,000)
- DEWA refundable security deposit of AED 2,190 for apartments or AED 4,190 for villas
- Air conditioning deposit, typically ranging between AED 1,000 – AED 2,000 depending on the service provider
- Ejari registration fee of AED 230
- Please note that these fees reflect current market standards and practices and may vary depending on the property, service providers, and rental terms. All costs are subject to change in accordance with regulations and market conditions.

- Step 5: Terms Agreement
Any special conditions or additional requirements are discussed and approved by both Tenant and Landlord before contract signing.
- Step 6: Contract Preparation
We prepare the Unified Tenancy Contract and addendums in full compliance with Dubai’s regulations.
- Step 7: Ownership Verification
Our team verifies property ownership and Title Deed details through official government platforms to ensure complete transparency.
- Step 8: Payments
Security deposits and rental cheques are issued directly to the Landlord and post-dated as per the agreed tenancy terms.
- Step 9: Ejari & Utilities
We register your tenancy contract with Ejari and assist with utility connections prior to your move-in.
- Step 10: Handover & Inspection
Key handover and property inspection are completed with the Landlord or authorized representative.
